Plumbing Inspections
The inspection of the plumbing takes alot of investigating to evaluate the system. This is an area of the home where home owners could have temporarily fixed a problem that is hidden in walls and floors. A freshly painted bathroom looks nice, but it could also be covering water stains, and undetected water leaks are very conducive for mold growth.
Gauges I use to assist in the inspection of the plumbing include a moisture meter, so I can check the moisture content of the drywall, and a boroscope that can look inside of wall cavities.
Ultimately it depends on the inspectors personal knowledge of how the system should work. I give this area an extensive examination, because water damage can appear in many different forms (stains, mold, rot) my knowledge of the building trades, and in mold inspection, prove in-valuable in "flushing-out" future problems.
